Scope of work

1. Parking lot repairs

1.1. Pothole and patch repair

  • Assessment: Inspect the parking lot to identify all potholes and areas requiring patching.

  • Excavation: Saw-cut and remove the damaged asphalt to a specified depth (e.g., 2–4 inches).

  • Preparation: Compact the sub-base and apply a tack coat to ensure proper bonding with the new asphalt.

  • Installation: Fill the area with hot-mix asphalt and compact it to match the surrounding surface.

  • Infrared repair (optional): For larger or more complex repairs, utilize infrared technology to heat and seamlessly blend new asphalt with the existing surface.

1.2. Crack sealing

  • Crack routing: Use a specialized machine to clean and route cracks, creating a uniform, debris-free channel.

  • Crack sealing: Apply hot-pour rubberized sealant to prevent water infiltration, which is a leading cause of asphalt deterioration.

1.3. Drainage correction

  • Inspection: Identify areas of poor drainage and standing water.

  • Milling/regrading: Mill and regrade the asphalt surface to ensure proper water runoff towards drains.

  • Catch basin adjustment: Raise or lower catch basins and manholes to match the new asphalt grade.

2. Pavement milling

2.1. Surface removal

  • Site preparation: Sweep the area and mark all areas to be milled, including depth specifications.

  • Milling: Utilize cold-milling equipment to precisely remove the top layer of asphalt to a specified depth (e.g., 1.5–2 inches).

  • Material collection: Collect all reclaimed asphalt pavement (RAP) via conveyor belts and load it onto trucks for recycling.

  • Surface cleaning: Thoroughly clean the milled surface to prepare for resurfacing or overlay.

2.2. Milling for resurfacing

  • Overlay preparation: Perform milling to remove existing pavement before applying a new asphalt overlay.

  • Grade and drainage correction: Use milling to re-establish the proper grade and slope for improved drainage and ride quality.

3. Line stripping and pavement marking

3.1. Layout and planning

  • Mapping: Develop a detailed layout plan based on the client's needs and local regulations, including traffic flow, parking space dimensions, and ADA compliance.

  • Surface preparation: Ensure the asphalt surface is clean and dry to allow for proper paint adhesion.

3.2. Marking application

  • Parking stalls: Apply new, crisp paint lines to clearly define parking spaces.

  • Traffic flow: Mark directional arrows, stop bars, crosswalks, and fire lanes to ensure a safe and organized traffic flow.

  • ADA compliance: Paint and stencil all required accessible parking symbols and markings to meet Americans with Disabilities Act (ADA) standards.

  • Curb painting: Paint curbs as specified (e.g., yellow for fire lanes).

3.3. Paint types

  • Standard traffic paint: Use durable, high-quality traffic paint for standard applications.

  • Thermoplastic application: Offer thermoplastic markings for high-traffic areas requiring enhanced durability and longevity.

4. General requirements

  • Scheduling: All work will be scheduled to minimize disruption to the client's business, potentially including nights or weekends.

  • Site management: The contractor will manage all on-site logistics, including traffic control and safety signage, to ensure the safety of workers and the public.

  • Cleanup: The contractor will perform a thorough cleanup of the work area upon completion, including the removal of all debris and equipment.
